Seattle Rental Inspection Services – RRIO Rental Property Inspections Made Easy


At Seattle Rental Inspection Services, we understand the importance of a thorough and professional rental property inspection. Our experienced inspectors, Keith or Grayson Busch, use the latest tools and technology to conduct comprehensive inspections for rental properties of all sizes and styles. We take the time to address our clients’ concerns and provide clear, detailed reports outlining any issues or potential problems.


Types of RRIO Inspections


There are different types of  inspections, some required by the city, RRIO inspections, and others are voluntary. All three types of inspections can be scheduled using the same link: https://inspection.seattlerentalinspectionservices.com/.


Inspection Request from the City (RRIO Inspections)


This is likely why you’re here. If you’ve received an inspection request from the City of Seattle, you typically have 60 days (or the due date on your notice) to pass the inspection and submit the results.


Important: Don’t wait until the last minute! Even if your due date is two months away, schedule early to allow time for any unexpected repairs. While most properties pass, it’s best to leave a buffer.


The Process


1. Schedule Your Inspection: Visit our scheduling page and choose an available slot with either Keith or Grayson Busch. We are the most affordable option, so our slots fill up fast! If your tenants are scheduling, ensure they attach a copy of the city’s request to the booking page. 

  • Please enter the 004# listed on your inspection request from the city in the “Seattle Inspection ID" field at the top of the form
  • If multi-unit, please list how many units
  • If it’s a boarding house, please list how many rooms
  • Please let us know if it’s late
  • Please fill in any other important information at the bottom


2. Confirmation & Preparation: We will schedule a meeting via Outlook and send you helpful resources, including a 48-hour tenant notice template and your invoice. Be sure to check your spam folder for this Outlook meeting invitation.


3. Inspection Day: Inspections take about 15 minutes. If you’re not attending, please make payment before the appointment.


4. Results:

  • If you pass: We file with the city the same day.
  • If you don’t pass: You’ll receive a detailed report the same day. Once you complete the required fixes, send us photos for review. After approval, we’ll file the passing paperwork.


5. Final Steps: You’ll receive a confirmation email from the city with a link to download your Certificate of Compliance.

Compliance Inspection (Voluntary)


A Compliance Inspection is a voluntary inspection before registering your rental property. This helps ensure your units meet the city’s checklist standards before official registration.


  • All rental units on the property must be inspected.
  • You must provide proper tenant notice before the inspection.
  • If issues are found, you have 60 days from the day of the inspection toFix any problems
  • Register the property
  • Volunteer for an inspection
  • Send us proof of compliance (pictures of fixes) to use this inspection for the city inspection
  • If 61 days or more have passed since the inspection, we must conduct another inspection to comply with city rules.

Voluntary RRIO Inspection


Instead of waiting to be selected for a required inspection, you can schedule a voluntary RRIO inspection after registering your rental property.

Key Points:


  • All units on the property must be inspected.
  • You must request a Voluntary Inspection Letter from the city at (206) 684-4110.
  • The city will establish your 60-day compliance timeline and determine how many units must be inspected.
  • If you pass, we file the “Pass” report with the city, and you’re good for at least five years.
