The Rental Registration and Inspection Ordinance (RRIO) was established by the Seattle City Council after an extensive public involvement process. RRIO helps ensure that all rental housing in Seattle is safe and meets basic housing maintenance requirements. Starting in 2014, all rental property owners in Seattle must register their properties with the City. Inspectors will make sure all registered properties comply with minimum housing and safety standards at least once every 10 years.

Our rates are $125.00 for a single family property, apartments are $125.00 for the first unit, then $25 per additional unit. The city charges a $50 submission fee plus a 5% technology fee, that is added to the invoice and I pay for you. We have NO re-inspection fees! Fees are due at time of inspection. We are available for inspection Monday - Saturday.
Every rental property in Seattle will be inspected at least once every 10 years. You can get ahead of the curve and have us inspect your property at your convenience instead of waiting for the letter to arrive from the City of Seattle. Keith strongly believes that landlords, in general, want to offer the best product at a fair price. Violations most often occur as a result of ignorance of the code rather than someone ignoring a code.
Keith approaches each property with common sense and years of experience. If you have loose wires hanging by a bath tub, yes, he will call you on that... But he also knows the grandfather clauses for many of the codes. In Seattle, that is very important, since many of our buildings are older and don't necessarily have to meet certain code requirements.

After performing thousands of RRIO inspections we have the process down pat. We are fast and efficient and very responsive. You will have either your report or the submission to the city of Seattle within 24 hours of the inspection. If fixes are needed to be performed to pass, then once we receive pictures of those fixes, we will file the paperwork within 24 hours of receipt.

Some things to keep in mind:
The city is now enforcing the need for smoke detectors in every bedroom and in hallways outside of the bedrooms. Carbon Monoxide detectors must be installed on every floor of the building with one installed outside of the bedrooms. The city also added GFI plugs for any outlet within 30” of a water source, so please check your kitchen, garbage disposal, laundry and bathroom outlets.
Handrails and handrails with guards are also a point of failure for many properties. 2X4’s are not handrails. Handrails need to be graspable and 2x4’s are not. Also, if any stairs or platforms are over 30” off grade, then you must have guardrails with no more than 4” separation between spindles. This includes basement stairs with one open side, very common in Seattle. Those need to be closed up with handrail/guardrails.
